Rental Agreement
I, the undersigned (“Renting Party”) would like to reserve the Gallery at The Avenue for the intended use only on the specified dates that have been listed out during the times of use listed. By reserving the selected Gallery space and agreeing to the terms of specified use, assume sole responsibility and agree to the terms and policy that pertain to the specified gallery space rented.
I agree to inform my guests of the community rules and make sure they abide by the community rules. I agree to provide instructions to my guest regarding community access and parking and remain in the gallery for the duration of the rental period until all guest have departed, ensuring not to exceed capacity for the specified gallery space rented.
I agree to limit noise and music levels and not disturb residents.
I agree to abide and uphold The Avenue’s Non-Smoking policy for myself and guest. Smoking is not allowed anywhere on the property and additional charges will incur should this be violated. This policy will be strictly enforced for the health, safety, and enjoyment of the residents on the Property.
I agree and take responsibility to ensure that the rented area is cleaned at the end of use, trash disposed of and trash bins emptied, personal belongings and or decorations removed, and everything is as it was. All necessary cleaning products, trash bags, and any other items needed to clean will not be provided by The Avenue or management. I understand that, at the sole discretion of The Avenue that damage charges will be assessed in the Gallery space and or common spaces used.
I agree understand that I will be held responsible for al and any damages, but not limited to, the building and furnishings, including flooring and appliances. The Avenue community will not be responsible in any way for personal property brought onto the premises by the “renting party” or any guests.
I, the undersigned, shall assume full responsibility for all bodily injury and/ or property damage resulting from the direct and indirect actions of all parties consumption of alcohol. This responsibility is assumed for myself, guests, and other third parties associated with this reserved gallery space during this function and as a result of this function.
In renting the Gallery space on the specified days, I the undersigned (“Renting Party”) shall indemnify, defend and hold harmless The Avenue and their agents, from and against all liability, costs, expenses, and damages, including attorney’s fees, incurred because of personal injuries, property damage or theft resulting from or in any way connected with the use of the rented gallery space or any means of ingress thereto or egress therefrom. The Gallery reserved is to be for the specified use only and all rules set forth are to be upheld. In the event, the rented premise is to be found mistreated in any manner, The Avenue with sole discretion has the right to revoke renting privileges.
